Why Do So Many Small Property Preservation Companies Have Problems?

Most Property Preservation business owners change the quality of their service based on problems going on in their life. They also love to give excuses every time a difficult situation comes up. Because of this, national Property Preservation companies burn through tons of vendors on a regular basis. Here are a few tips to help you avoid the same fate.

As smaller Property Preservation Business Owners, it is our job to do whatever we have to do to make the employees who work at our Property Preservation Client Company job a little easier. It is easy to forget that you are actually working with an employee at your client’s company and most employees have managers and bosses that they have to report to.

Do not let your personal problems or lack of money interfere with your job to provide an “above-average” quality service to your client, 100% of the time. This sounds a lot easier than it will be to actually implement. Train yourself to become a resourceful business owner and you will be able to avoid letting difficult situations stop you from getting the job done.

Thinking you can just give your clients excuses instead of finished work is a very easy habit to fall into and a very difficult one to break. The secret is to get into the habit of coming up with excuses or “reasons” why you must overcome whatever is standing in your way as well as ways for “how” to do it. This is a simple yet powerful little tweak. Habits are hard to break so don’t expect this to be an easy thing to do.

Give your client the services they are paying you for, every single time and don’t fall into the habit of making excuses. Complete your work orders exactly as your clients want it done and if you run into a tricky situation, make sure to document everything with photos and a thorough description so that your client can easily understand the difficulty of the situation. Also, get used to learning from your mistakes and keeping your emotions in check. If you follow these rules then your clients will never have a reason to get rid of you.

Mortgage Contracting Services (MCS) Acquires M&M

MCS acquiring M&M

Mortgage Contacting Services (MCS) has had a history of buying out its competitors whenever it could. This strategy has not only helped them to expand their business but has also helped them to kick out their competition in certain states. In September 2014, it bought Corelogic’s field services business unit; in November 2017, it bought Carringtom Home Solutions’ field services division; and now last October, MCS bought the Miami-based M&M Mortgage Services as well.

Caroline Reaves, the CEO of MCS, believe that acquiring M&M will not only expand their operations in Miami but also strengthen their vendor network throughout the States. It has been reported that Armando Sanz, who was the VP of Operations of M&M has joined the management team of MCS, to oversee the Miami office being handed down.

What does it mean for contractors?

As far as shift in work load goes, no changes has still occurred. Properties that were under the management of M&M are still being taken care of under their platform and vendors who worked for M&M are still receiving their workload. However, one major difference is that, while all MCS vendors has received logins of M&M and have been receiving work load in that platform as well, the vice versa has not occurred.

Although, the M&M platform is still running, it is inevitable that within this year or so, all their properties will be integrated to MCS and the platform will be shutdown.

The good news is that many MCS vendors nationwide will receive extra volume of work; if they had not been working with M&M too that is. And even if they already been working for M&M too, the properties shifting to MCS will still be good for them as pricing wise, MCS pays much better than M&M.

The issue though would be with those vendors who had only been working for M&M and not for MCS. Clearly, when the full integration occurs and the M&M platform shutdowns, these vendors would be losing their workload unless they can sign up with MCS (which might not happen in areas where MCS already has its own vendors).

All in all, this will be good for some and bad for others. If you are one of the vendors whose business gets affected by the acquirement, I hope you are able to turn it around by signing up with other Nationals.

If you are a new contractor who has just entered the property preservation industry and is

looking for work, or if you are an owner of a small preservation company and looking to expand and work with more nationals you will most probably want to know where to apply as vendors. So here I have tried to compile a list of Property Preservation Companies that are nationals that work directly with the banks and HUD and are always looking to recruit new vendors, along with links to their vendor application portal and some brief information about each company.

If you are looking for pricing of any of these nationals though you can read one of my previous blogs on the property preservation price list.

Largest Property Preservation Companies:

The largest nationals are those that have the biggest coverage throughout the states and have the most work. All of them work in both PnP and REO and relatively speaking, pay better than other nationals:

1) Mortgage Contracting Services (MCS)

MCS is one of the largest nationals at present. They work on PnP, Eviction, REO, as well as on Hazard Repairs. To become an MCS vendor, a contractor must have general liability insurance as well as E&O Insurance with a $1 million coverage limit. Their payment is also good and so far, I have not heard of any complaints from any contractors regarding any payment issue. Here is their link to their Vendor Application page.

2) Servicelink

In 2016, Servicelink had a massive change in its vendor platform. The new platform Assetshield has some drastic changes to how orders are processed from before. You can read more about that on our blog on Assethshield. To become their vendor, click on Assetshield Vendor Information.

3) Five Brothers Property Preservation Company

Although a large national company, there have been some complaints regarding Five Brothers, complaints include offering low prices for grass cuts, not paying on time, and back charging. However, I have seen some contractors work successfully with Five Brothers.

Click on Five Brothers Vendor Application to apply to become their vendor.

4) Safeguard Properties

Perhaps the largest national preservation company would be Safeguard. They cover almost all states. They are also one of the easiest to become vendors of. However, it should be noted that their pricing for grass cut vendors is relatively low than most other nationals.
